We aim to be transparent in relation to our fees.

Our fees vary according to the type of work we undertake and the particular arrangements we have entered into with our clients.

We can offer fix fees, hourly rates, conditional fee agreements or, where appropriate, contingency fee agreements.

We are prepared to discount our basic rate fees for bulk instructions.

LITIGATION MATTERS

For all standard litigation matters our fees are based on the rates applicable to the High Court or to the County Court and published by the Court Service from time to time (the rates may vary according to the location of the court in which work is conducted). Our rates are reviewed and if applicable increased annually in line with the court rates.

Occasionally higher rates may be applicable given the nature of individual instructions, particularly in relation to complex matters.

We are happy to give free estimates and to bill on an interim basis where agreed.

CONVEYANCING

All fees include acting for your lending institution in relation to redeeming your existing mortgage and completing your new mortgage.

Our charges can be calculated by adding the following fees and VAT set out at (1) to additional fees set out at (2) and (3) for purchases and (4) for sales.

There are also Land Registry fees of £1.00 per person and a £4.00 Official Search Fee.

(2) ADDITIONAL FEES FOR PURCHASES

In all cases the following payments to various agencies will be involved :-

1. Administration charge to cover postages, etc - £ 17.63

2. Local Search Fees (these vary between Local Authorities):
£121.00 for Stockport, £105.00 for Wigan, £116.00 for Macclesfield, £121.00 for Manchester. For properties in any other area, we will make enquiries of the Local Authority.

3. Drainage Search Fee – in all cases (except for London) £39.48

4. Bank Charges – for transmission of funds on a purchase only £10.56

5. Brine Searches – in certain parts of Cheshire - £28.20 on purchase only

6. Mining Searches (in certain parts of Cheshire, Greater Manchester and Lancashire) - £24.00

7. Environmental Search (in certain areas)- £39.00.

8. If the property is a new build £31.88 in respect of Company Conveyancing Searches.

(4) ADDITIONAL FEES ON SALES

A) On the assumption that the property being sold is registered land there is a HM Land Registry fee of £8.00 for office copy entries.

B) Administration charge to cover postages etc of £17.63.

NOTE: In all cases we reserve the right to charge additional costs in cases where there are defects of title on a sale.

In such cases we shall advise you as soon as we are aware of such defects, give you as much information as we can about the extent of such costs and, most importantly, if such costs arise as the result of another's fault, advise you of such steps that you can take by way of recovery.

COMMERCIAL CONVEYANCING

Our fees in respect of commercial conveyancing are based on our hourly rates and take into account the price of the property to be sold/purchased and the complexity of the matter.

We will provide a written quote on request.

WILLS

Our charge for a basic will is £80 plus VAT or £120 plus VAT for joint wills. We reserve the right to quote a larger fee in the case of a complex and/or large value will/estate.
